The Minister of the Federal Capital Territory (FCT) has approved the nullification of 485 land title applications in Abuja, after they failed official verification checks and were confirmed to be invalid or fake, authorities said in a public notice.
According to the Federal Capital Territory Administration (FCTA), the cancellations followed a thorough review conducted by the Departments of Land Administration in collaboration with the Abuja Geographic Information Systems (AGIS). Many of the affected documents did not pass necessary authenticity checks, leading to their removal from the FCTA’s land regularisation database.
The nullified applications span several Area Councils and districts within the FCT. In Bwari, affected layouts include Ushafa Village Expansion Scheme, Ushafa Extension and Dawaki Extension 1. In the Abuja Municipal Area Council (AMAC), impacted areas cover Kurudu-Jikwoyi Relocation, Kurudu Commercial, Karu Village Extension, Nyanya Phase IV Extension, Jikwoyi Residential, Sabon Lugbe and Lugbe I Extension. The Kuje Area Council also saw documents nullified for Kuchiyako One.
The public notice lists the names, file numbers and locations of all invalidated titles and indicates the action is “without prejudice to further notices and/or publications.” It is part of the FCTA’s broader effort to sanitise land administration in the territory by tackling forged documents, double allocations and irregular grants that have plagued land governance for years.
Under Nigerian law, all land within the FCT is vested in the Federal Government, and valid land titles including Certificates of Occupancy and related documents must be issued under the authority of the FCT Minister and formalised through AGIS. The latest cancellations reinforce the administration’s resolve to uphold integrity in land dealings and deter fraudulent practices.
